BEEAH confirmed remarkable sales for the first phase of the project, its debut venture in the real estate sector, where an entire residential node was snapped up during the launch event at BEEAH Headquarters. This early success reflects Sharjah’s rising profile as an emerging hub for smart, future-ready neighbourhoods. Given the overwhelming interest, the next collection of villas and townhouses is scheduled for release soon.
Developed from a concept masterplan by Zaha Hadid Architects, Khalid Bin Sultan City is envisioned as a forward-looking urban ecosystem. The city integrates net-zero-ready infrastructure, renewable energy solutions, AI-supported digital services, and sustainable mobility options across seven districts. These neighbourhoods are all centred around a generous, park-like green spine offering shaded pathways, running tracks, and recreational pools that encourage wellbeing and community life.
Phase 1 introduced more than 400 freehold residences within Sharjah’s Rodhat Al Sidr district, an area with excellent connectivity to Emirates Road, Al Dhaid, and Khorfakkan Road. The launch featured a range of two- to four-bedroom townhouses as well as stand-alone four- and five-bedroom villas. Construction for this phase is set to continue through 2029, with handovers planned in stages.

According to the Sharjah Real Estate Registration Department, property transactions in the emirate reached AED 44.3 billion in the first nine months of 2025, a 58.3% jump from the same period in 2024. The strong trajectory continued into October, recording AED 7 billion in transactions, a 54.1% year-on-year rise. The performance of Khalid Bin Sultan City’s phase 1 aligns with this momentum and illustrates the market’s shift toward communities focused on wellness, liveability, and sustainability.
The Khalid Bin Sultan City Sales Centre is open at BEEAH Headquarters from Monday to Saturday, 10am to 5pm. While phase 1’s main release is nearly sold out, a limited number of premium units remain available.
